As the new year starts, Council is keen to ensure development in the Shire is always legal and safe, and a smooth path for residents and developers.

Planning staff at Council welcome early engagement from anyone considering any sort of development in Leeton Shire, with a view to outlining up front what will be required and removing the risks of illegal or unsafe works being undertaken.

These pre-development meetings with Planning staff are free. All that needs to be done is to set up an appointment via Council's webpage.

Last year, Council observed an increase in unauthorised development in the Shire. Unauthorised development can lead to severe consequences, some very costly, especially when they contravene statutory regulations (such as the Leeton Environmental Plan 2014 or the Building Code of Australia). In some cases, illegal building work may even be subject to a demolition order.

Homeowners should also be aware that their insurance coverage may not extend to works carried out without proper approval.

Council's Manager Planning, Building & Health, Francois Van Der Berg, is keen for everyone's development to be smooth sailing. He is encouraging residents who plan to do any building works to connect early with Council's knowledgeable Planning team for guidance, even before plans get drawn up.

"We encourage anyone planning any extensions, new builds or subdivisions to reach out to our professional planning staff well before commencing formal plans. Our friendly team is here to provide expert advice and guidance to ensure that projects align with all necessary planning and building regulations."

"We look forward to working with residents and developers early in the piece to ensure relevant regulations are considered and understood from the start, avoiding costly rework. By working together, we can all ensure the responsible and safe growth of the Shire," said Mr Van Der Berg.
