Detailed land use planning review for Arcadia Estate now on public exhibition

Two proposed amendments to local planning controls related to the Arcadia Estate yesterday went on public exhibition, opening up the opportunity for residents and landowners in the Tamworth region to have their say.

A Planning Proposal to amend the Tamworth Regional Local Environmental Plan 2010 (TRLEP 2010) and update the current Site-Specific Development Controls for Arcadia and Bylong Road Precinct in the Tamworth Regional Development Control Plan 2010 (TRDCP 2010) will be open for submissions up to 4pm on Thursday, 14 April 2022.

"Located on the southern side of Hillvue in Tamworth, the Arcadia Estate has been identified in Council's Blueprint 100 strategy as a major site of residential accommodation for the growing population of the Tamworth region," said Mitchell Gillogly, Team Leader – Development Assessment at Tamworth Regional Council.

"As Council works on facilitating this goal, there are many considerations including urban design, housing diversity and the inclusion of green spaces. The proposed changes to both the TRLEP 2010 and TRDCP 2010 take this into account."

The amendments to the TRLEP 2010 aim to increase housing choice, standardise and align minimum lot size and residential density controls, and support the delivery of infrastructure.

The Draft Site Specific Development Controls provide specific land use guidelines for the future development of the site and are underpinned by a structure plan which promote a mixture of lot sizes and housing types, incorporate high quality urban design principles, and improve the management of stormwater and natural amenity within Burkes Gully.

"These amendments will complement the Blueprint 100 themes of facilitating smart growth and housing choices in the Tamworth region, building resilient communities and designing with nature, said Mr Gillogly.
