The Crisafulli Government is fast-tracking two Development Schemes in Woolloongabba and Northshore Hamilton, with revised plans that are set to streamline the delivery of 26,000 new homes and the legacy Gabba Entertainment Precinct.
Following the release of the Crisafulli Government's 2032 Delivery Plan, a revised PDA for Northshore Hamilton will bring forward 10 years' worth of land supply while also unlocking up to 10,000 new homes across the PDA.
The Woolloongabba PDA will be updated to incorporate the new entertainment precinct and streamlined to deliver 16,000 new homes.
The Woolloongabba Development Scheme will capitalise on the area's proximity to the Brisbane CBD, Kangaroo Point, Southbank, major hospitals and the new Cross River Rail station.
Both Development Schemes are now open for community consultation.
Under the former Labor Government's decade of neglect, housing lot approvals plummeted 29 per cent, meaning more Queenslanders found it increasingly difficult to find and keep a roof over their head.
The Crisafulli Government is delivering more Queenslanders a place to call home, with a record $5.6 billion investment in new and social community housing as well as the $2 billion Residential Activation Fund to help deliver on the ambitious target of one million homes by 2044 to ease Labor's Housing Crisis.
Deputy Premier, and Minister for State Development, Infrastructure and Planning and Minister for Industrial Relations, Jarrod Bleijie said the improved PDAs were part of the Crisafulli Government's commitment to refocus EDQ to deliver more homes in Priority Development Areas.
"Under Labor's failed Woolloongabba development scheme, only three residential development applications have been lodged while their proposed Northshore Hamiliton Athletes' Village was not only unfunded but also not supported in the 100 Day Independent Games review," the Deputy Premier said.
"The updated PDAs scrap Labor's unworkable red tape to reflect the reality of commercial development, giving industry flexibility to do what they do best – build homes.
"The collaboration between a refocussed EDQ and industry saw substantial issues raised with Labor's failed development schemes which we are addressing.
"The Crisafulli Government is not only declaring new priority development areas to unlock more land for housing, but we are also fixing Labor's failed PDAs as well.
"In partnership with the private sector, the Crisafulli Government is getting on with the job to deliver one million homes by 2044".
Member for Clayfield Tim Nicholls said the Northshore Brisbane Development Scheme would unlock over 10 years' worth of critical housing supply.
"Labor left the important riverside precinct of Northshore Hamilton out in the cold for housing supply consideration as they pursued undeliverable pipe dreams instead," Minister Nicholls said.
"The local community was always the last to hear about their intentions and certainly never given the chance to have a say.
"The Crisafulli Government is delivering on our election commitment to give more Queenslanders a place to call home in this precinct ahead of the 2032 Games."
Property Council Queensland Executive Director Jess Caire said industry welcomed the revised Development Schemes
"As industry seeks to respond to the housing crisis in an environment where feasibilities for new projects have never been more challenging it is essential that government works with industry to ensure development settings align with what the market can deliver," Ms Caire said.
"The genuine, in-depth engagement between EDQ and industry during the consultation process meant that the original concerns the industry had with the PDA's were not only heard but directly addressed.
"The new revised Development Scheme and Development Charges and Offset Plan will position both Woolloongabba and Northshore to take the next step as entertainment and lifestyle precinct and will catalyse desperately needed housing supply for Brisbane."
UDIA Queensland CEO Kirsty Chessher-Brown said these targeted changes would help realise the vision for a vibrant Woolloongabba.
"With the constructability crisis upon us, there's never been a more important time to apply a feasibility lens when shaping our communities," Ms Chessher-Brown said.
"We're confident that, with these targeted changes, industry can help realise the vision for a vibrant Woolloongabba, building on its strengths as a transport hub and mixed-use precinct on the doorstep of the CBD.
"In the midst of the housing crisis, our collective focus must stay firmly on delivering quality housing outcomes. We need a laser-like focus on removing impediments so the industry can get on with the job of delivering more housing."
