Annual number of new homes consented up 20 percent

The number of new homes consented rose 20 percent in the year ended July 2021, compared with the same period in 2020, Stats NZ said today.

"There were 45,119 new homes consented in the July 2021 year, a 20 percent rise from the previous July year," Michael Heslop, construction statistics manager said.

"New dwelling numbers rose across all regions except Marlborough and Otago in the latest year."

The year ended July 2020 included the COVID-19 level 4 lockdown period in late March and April 2020, which disrupted consent issuance across many territorial authorities.

"The annual number of new homes consented rose across the North Island, led by a 29 percent rise in Auckland in the July 2021 year. In Canterbury, the annual number of new homes consented rose 19 percent, while they decreased 1.1 percent across the rest of the South Island," Mr Heslop said.

By region, the numbers of new homes consented in the year ended July 2021 (compared with the July 2020 year) were:

  • 19,158 in Auckland (up 29 percent)
  • 4,751 in Waikato (up 15 percent)
  • 2,496 in Bay of Plenty (up 24 percent)
  • 3,268 in Wellington (up 4.6 percent)
  • 15,408 in North Island excluding Auckland (up 17 percent)
  • 6,811 in Canterbury (up 19 percent)
  • 2,063 in Otago (down 8.5 percent)
  • 3,734 in South Island excluding Canterbury (down 1.1 percent).

Rise in annual number of new homes consented per 1,000 residents

"The annual number of new homes consented rose to 8.8 per 1,000 residents in the latest year, up from 7.4 in the year ended July 2020," Mr Heslop said.

In the year ended July 2021, the number of new homes consented per 1,000 residents was highest in Auckland (11.2), Canterbury (10.5), and Tasman (10.4) regions.

Seasonally adjusted number of new homes up in July 2021

On a monthly basis, the seasonally adjusted number of new homes consented rose 2.1 percent, after rising 4.0 percent in June 2021.

July statistics unaffected by August 2021 lockdown

The national COVID-19 level 4 lockdown that came into force at 11:59pm on Tuesday 17 August did not impact these statistics. However, building consents issued by some territorial authorities in August 2021 and future months may be disrupted.
