Auckland Leads Rise In New Homes Consented

There were 36,619 new homes consented in Aotearoa New Zealand in the year ended December 2025, up 9.0 percent compared with the year ended December 2024, according to figures released by Stats NZ today.

"Auckland continued to account for a large share of new homes consented nationally," economic indicators spokesperson Michelle Feyen said. "More than half of the annual increase came from the region."

The five regions with the highest number of new homes consented in the year ended December 2025, compared with the year ended December 2024 were:

  • Auckland with 15,617 (up 12 percent)
  • Canterbury with 7,316 (up 12 percent)
  • Waikato with 3,044 (up 11 percent)
  • Otago with 2,630 (up 12 percent)
  • Wellington with 2,171 (up 18 percent).

"The increase for new homes consented in Auckland in 2025 was led by Ōrākei, Maungakiekie-Tāmaki, and Howick local boards," Feyen said.

Townhouses and apartments support annual lift

Growth in new home consents in 2025 was supported by higher numbers of medium-density housing.

Of the multi-unit homes consented in the year ended December 2025, compared with the year ended December 2024, there were:

  • 16,139 townhouses, flats, and units (up 14 percent)
  • 2,359 apartments (up 19 percent)
  • 1,486 retirement village units (down 12 percent).

The number of stand-alone house consents was 16,635, up 5.4 percent in the year ended December 2025.

"Over half of the new homes consented in Auckland over the year were multi-unit dwellings, with the remainder being stand-alone houses," Feyen said.

Home consents per person vary by region

The number of homes consented per 1,000 residents in New Zealand was 6.9 in the year ended December 2025, up from 6.4 in the year ended December 2024.

While Auckland continued to record the highest number of new homes overall, Canterbury and Otago had the highest levels of homes consented relative to population size.

In the year ended December 2025, Canterbury and Otago each recorded just over 10 new dwellings consented per 1,000 residents, compared with 8.6 per 1,000 residents in Auckland.
