Bayside Greenlights Bluff Road Coles Revamp

At its May 2026 meeting, Council approved a permit to redevelop the Coles site at 357-359 and 361-371 Bluff Road, Hampton.

The decision supports upgrades to the shopping area and street in line with the Bayside Planning Scheme.

The approval is for a two-storey building with Coles on the upper level and parking underneath, while keeping existing parking at ground level. It also includes an enclosed loading area, along with a separate shop and café at street level.

The permit sets out a range of conditions to protect the amenity of the local community. These include for construction and traffic management, loading dock size to accommodate suitably sized delivery and waste vehicles, landscaping, tree protection and noise control.

The permit also sets conditions on delivery times and waste collection to reduce overnight noise for nearby residents.

The Department of Transport and Planning worked with the developer and supported changes to site access, which have required new traffic signals on Bluff Road.
