Multi-award-winning developer and builder, Coronation Property ('Coronation'), has lodged plans for a vibrant mixed-use Build-to-Rent (BTR) project in inner-city Waterloo – cementing its position as the country's leading BTR developer.[1]
The development – part of Coronation's $4.8 Billion pipeline – will deliver over 850 fully- furnished apartments, with over 70 earmarked as affordable housing for essential workers, alongside 2,500 sqm of retail, landscaped parkways, and an artist-in-residence program to embed culture at the heart of the precinct. A range of apartment types will provide housing diversity, providing greater opportunity for young people and single occupants to live in a location close to employment and amenities.
Strategically located on Danks and Young Streets, the project sits just 4km from the CBD and is close to the new Waterloo Metro, Green Square, major hospitals and leading universities – positioning it as a blueprint for how BTR can unlock housing supply in Sydney's most pressured precincts.
Coronation's Managing Director, Joe Nahas, said Waterloo represents a defining moment for BTR in NSW.
The project will be operated by Coronation's stand-alone BTR platform, Nation, which is redefining renting in Australia through hospitality-inspired service, proprietary digital technology, and curated lifestyle programming.
Nation's General Manager, Charlotte Dillon, said the precinct will set a new standard for inner-city rental living.

Waterloo builds on the success of Coronation and Nation's earlier BTR projects, Charlie Parker in Parramatta City and Mason & Main in Merrylands, which both achieved rapid lease-up and strong resident satisfaction. With nearly 1,500 new apartments launching across Sydney in the next two years and over 4,800 in the pipeline, Nation is spearheading the BTR movement in Australia.
Coronation has lodged a State Significant Development Application (SSDA) for Waterloo, which subject to planning approval, is targeted for completion in late 2027 to early 2028.
