Mixed use development vision for Saleyards Precinct

A vision for the Saleyards Precinct that respects and incorporates the site's history into its future use, will be released to the public for consultation.

The Draft Saleyards Precinct Plan proposes a mixed-use development with medium to high density residential areas, retail, commercial uses, parkland and streetscapes as the preferred uses within the precinct.

The purpose of the precinct plan is to:

  • develop a vision for the future use of the precinct
  • prepare a concept layout plan that addresses land-use, built form, access and movement, drainage and preferred public open space network and
  • develop a suite of planning controls to implement the vision for the precinct.

The historic saleyards' use and heritage assets of the site will be celebrated and preserved, including the cattle yards and ramp, bluestone drain, central thoroughfare and latrines shed through interpretation and adaptive reuse.

The precinct plan study area consists of the former Geelong Saleyards, the former Target Australia site, Sphinx Hotel and associated landholdings and the industrial zone land to the north of these sites, but south of Victoria Street between Weddell and Thompson Road. The site is well located in relation to Central Geelong and the North Geelong Railway Station.

Innovation in urban design, architecture, affordable and social housing, environmental sustainability and technology are all preferred outcomes for the site.

The consultation for this project will be designed to respond to current circumstances around COVID-19. The consultation period will be for eight weeks to give the community an adequate amount of time to engage in the process.

In lieu of face to face consultation, the community will have the opportunity to engage through a variety of online platforms. The precinct plan and opportunity to engage will be available on our have your say page. Consultation is open until 9 August 2020.

A report will be prepared later in the year for council to consider submissions and adopt the final precinct plan, including options to implement the vision.

Councillor Stephanie Asher - Mayor

The City is a major landholder providing an exciting opportunity to lead the creation of a unique urban infill residential and mixed-use development.

This project will boost the City's readiness to have proposals that are shovel-ready and can enable economic recovery from COVID-19.

Councillor Peter Murrihy - Brownbill Ward

We're keen to hear from the community, so please take a look at the draft plan and how the site could be used and how its historic values will be protected.

The plan also shows leadership by offering much-needed affordable housing options and a high-quality precinct that will positively add to our local urban fabric.
