New LEP amendment 34 on exhibition for community comment

Orange City Council has placed a proposed amendment (Number 34) to the Orange Local Environmental Plan 2011 on public exhibition for comment.

The proposal relates to the rezoning and amendment of minimum lot size for 264 and 274 Leeds Parade, Orange (Lot 20 DP 1117081 and Lot 211 DP1177178).

The site is for a proposed residential subdivision on a 3.78 hectare block and a 9.7 hectare block fronting Leeds Parade and Miriam Drive. The property is situated to the south of Charles Sturt University Campus in North Orange and has access to the Northern Distributor via Leeds Parade.

The Planning Proposal seeks the following amendments:

  • Replace the current E3 Productivity Support zone with R1 General Residential zone across most of the site.
  • Replace the current minimum lot size applying to the land, from 2ha on Lot 20 DP 1117081 and 2,000m² on Lot 211 DP 1177178 to become 500m² across most of the site.
  • The above changes exclude the southern extent of Lot 20 DP 1117081 correlating to the existing dam.
  • Establish an Urban Release Area (URA) over the subject site to ensure future development aligns with appropriate Development Control Plan requirements.
