Pelligra Group breaks ground on landmark Playford Commercial Hub in Elizabeth
A substantial milestone has been achieved in northern Adelaide, with construction underway on the Playford Commercial Hub - a premium, eight-story commercial development that will reshape the heart of Elizabeth and anchor the region's next phase of growth.

Delivered by leading Australian developer Pelligra Group, the project signals strong confidence in Elizabeth as the economic heart of northern Adelaide - a region of more than 500,000 people and home to the state's largest and most diverse employment base outside the Adelaide CBD.

With sustainability at its core, the Playford Commercial Hub will bring together businesses and organisations that support key regional industries in one purpose-built destination.

Designed and engineered by local consultants, the Playford Commercial Hub will be a defining feature for Elizabeth and will include:

  • Over 6,000 square metres of net lettable area across eight floors
  • PCA A-grade accreditation
  • 5-Star Greenstar rating
  • 5.5 Star NABERS rating
  • Premium end-of-trip facilities
  • Ground floor retail café space
  • Secure parking within the adjacent Windsor Carpark

Leasing is now underway through Knight Frank and JLL Adelaide, with early interest driven by the Hub's proximity to key industry and employment precincts.

Pelligra Group Chairman Mr Ross Pelligra said the development reflects the company's strong belief in northern Adelaide.

"We are proud to be part of this exciting chapter for Elizabeth and northern Adelaide," he said. "The Playford Commercial Hub reflects Pelligra's commitment to creating sustainable, vibrant spaces that support business and community growth in catalytic economic regions.

"We continue to invest in the north because we believe in its potential, and its role as South Australia's growth engine."

The Playford Commercial Hub is the first privately-funded development to begin construction within the civic precinct, advancing the City of Playford's Elizabeth CBD strategy. The Elizabeth CBD is a once in a generation opportunity - a bold, planned centre that will be the civic, cultural and economic heart of the region.

Recognised in the State Government's Greater Adelaide Regional Plan as the major centre of northern Adelaide, Elizabeth is central to the region's transformation with major investment in defence, health and advanced manufacturing underway.

City of Playford Mayor Glenn Docherty said the exciting new development is about creating a place that belongs to the people of Playford and the north, now and into the future.

"People are at the core of Council's Elizabeth CBD Strategy. It's about bringing people together, with developments like the Playford Commercial Hub delivering lasting benefits with jobs, services, lifestyle and pride of place," the Mayor said.

Council's investment in key sites and enabling infrastructure, including the Windsor Carpark, have paved the way for the Playford Commercial Hub. Pelligra has entered a commercial arrangement for approximately 75% of the carpark, demonstrating its ongoing value to the CBD's next stage.

Mayor Glenn Docherty said Council welcomes this high-quality development that strengthens northern Adelaide's growing regional centre and moved quickly to be part of it.

"One of the biggest challenges for a rapidly growing Playford and northern region is access to space," he said. "Council has taken a step to provide opportunity for local businesses and organisations in key sectors to access purpose-built spaces across two floors of the project."

The Playford Commercial Hub shows what's possible when strong public groundwork meets confident private investment. Together, Pelligra Group and the City of Playford are shaping a bold new future for the Elizabeth CBD - setting a new benchmark for development and signaling the next phase of northern Adelaide's growth.
