Planning Proposal & Draft DCP Amendments - 30-32 Telfer Road

A planning proposal for land at 30-32 Telfer Road, Castle Hill is currently on public exhibition. The planning proposal will amend The Hills Local Environmental Plan 2019 to facilitate the subdivision of the subject site into four (4) residential lots. The proposed amendments to LEP 2019 are as follows:

  • Rezone the site from C4 Environmental Living to R2 Low Density Residential; and
  • Reduce the minimum lot size control for the site from 2,000m² to 1,500m2 on the front portion of the site (which contains the existing dwelling) and 700m² on the remaining portion of the site.

A draft amendment to Part B Section 2 Residential of The Hills Development Control Plan (DCP) is also proposed in association with the planning proposal to remove the subject site from the mapped 30% maximum site coverage requirement that applies to certain C4 Environmental Living zoned land (under clause 2.14.2 and Residential Map Sheet 28). Removing the subject site from this requirement will enable reasonable residential development outcomes that are consistent with the objectives and character of the R2 Low Density Residential zone.

Council received a Gateway Determination for the planning proposal in December 2022 which enables the application to proceed to public exhibition. Delegation for making of the Local Environmental Plan has been issued to Council under the Gateway Determination.
