Sydney Olympic Park Master Plan: Positive Changes

Property Council Western Sydney Regional Director Ross Grove congratulated the Government for improving the final plan by increasing housing capacity from the draft, providing an additional 2,000 homes.

"The decision to lift the housing number is a step in the right direction," Mr Grove said.

"The final plan sets a target of 15,000 homes and capacity for up to 26,000 jobs by 2050, positioning Sydney Olympic Park as a major mixed-use destination.

"Sydney Olympic Park is already supported by an unusually strong mix of transport and community infrastructure – including rail today, the future Sydney Metro West station, and the Parramatta Light Rail Stage 2 connection, alongside major sporting, open space and social assets," he said.

"That combination makes Olympic Park a logical place for Sydney to take a bigger bite out of the housing challenge. After 35 years of taxpayer investment in this precinct, it is reasonable to expect a strong housing dividend."

Mr Grove said the Master Plan should be treated as a platform – not a ceiling.

"The Master Plan moves the precinct forward – but the bigger opportunity is to keep an eye out for innovative proposals that can responsibly deliver even more homes, especially as new transport comes online and market capacity evolves," he said.

"Where suitable proposals come forward, mechanisms like the Housing Delivery Authority pathway have the potential to help government consider larger, well-developed housing projects through an established process," Mr Grove said.

The Master Plan aligns with major transport investment, including Sydney Metro West and the Parramatta Light Rail extension, alongside other supporting upgrades identified by Government.
