REIWA has analysed sales data for 2025 and has identified Perth's most expensive streets, based on recent sales. The top ten list shows the top streets by average house sale price and is based on streets with three or more house sales in 2025.
REIWA President Suzanne Brown said streets with the highest average sales prices were an even split between the river and sea.
"Perth's beautiful beach suburbs are prominent on this year's list with Trigg and Marmion joining Cottesloe and City Beach on our list of most expensive streets for sales this year," she said.
"In a rising real estate market, the premium beach lifestyle homes are also creeping further north, with a maturing market and modern homes with panoramic ocean views.
"The water-based lifestyle and river and beach vistas remain a key attraction for buyers of premium real estate."
King Albert Road, Trigg, made the most expensive streets list with three premium sales averaging $4,840,000. That includes the four bed, four bath, six-car-garage home at number nine, which sold for $8,950,000, after originally listing at $16 million.
"King Albert Road Trigg makes the list due to the sale of number nine, an exceptional property and sale price due to the modern luxury architecture, and ocean views from Rottnest to Hillarys," Ms Brown said.
"Trigg has been outpacing sales price growth in Greater Perth, with the median house sales price up 17 per cent in the 12 months to October. The median house sales price for Trigg sits at $2.3 million."
Ms Brown said the premium market reflected a generally buoyant sales market in Perth.
"From October 2024 to October 2025, we have seen a 12.8 per cent uplift in house prices generally in Greater Perth, and prices for premium homes reflect that growth. This list is not about the most expensive street overall, but the most expensive streets where there have been sales during the year," she said.
"The premium market and the most expensive streets list can also reflect an exceptional property selling in what are often tightly held areas, such as what happened in Trigg.
"West Coast Drive, Marmion has also seen high-end sales in 2025, joining the Western Suburbs and Applecross addresses on the list.
"Again, these are coastal homes, offering incredible views and a beach swim a few steps from the front door. The homes sold in this price bracket often offer good land size, around the old quarter of an acre."
The top priced street for home sales so far in 2025 was Saunders Street, Mosman Park, with an average sales price of $10,250,000. Irvine Street, Peppermint Grove, was next with 3 sales averaging almost $7 million.
