A proposed change to the Noosa Plan 2020 known as Amendment number 4 is open for community feedback.
The proposed change seeks to rezone a portion of land at 94 and 170 Holts Road, Cooroy, from rural zone to industry zone including low impact industry, to help meet current and future employment needs in the Noosa Shire. Around 20 hectares of the 33.78-hectare site is considered suitable for development, the remaining 13.8 hectares is proposed to be zoned Environment and Conservation zone due to its environmental values and constraints.
From now until 23 August, community members can review the proposal and make a submission at https://yoursay.noosa.qld.gov.au
"This proposed amendment is about planning for Noosa's future employment needs while ensuring environmental values and community interests are carefully considered," Council Director Environment and Strategy Kim Rawlings said.
"The Holts Road site has been identified through regional and local planning investigations as a suitable location to support employment land supply, close to existing industrial activities and major transport connections."
"Community input is an important part of the planning process and will inform Council's consideration of the draft amendment, so we encourage interested residents, businesses and stakeholders to review this proposal, ask questions and send in a submission.
The proposal implements recommendations from the Noosa Economic Development Strategy 2021, Noosa Employment Lands Review and SEQ Regional Plan 2023 by increasing employment land supply to support local jobs and business growth, while protecting environmentally values and constrained areas through appropriate environmental zoning.
As part of the engagement program, the draft amendment and maps can be viewed online via Your Say Noosa and Council's Noosa Plan ePlan portal.
Community members can also attend a "Talk to a Planner" session at Cooroy Library on 3 August from 3.15pm to 5.15pm. Hard copies of the proposed change and maps will be available at Cooroy Library and Council's Customer Service Centre in Tewantin. Planning staff will also be available by appointment during the consultation period.
Landowners affected by the proposed zoning changes, along with adjoining and surrounding properties within 500 metres of the site, will receive written notification outlining the consultation process and how to make a submission. Council will also engage with business groups, industry representatives, community organisations and Traditional Owners.
Following consultation, all submissions will be considered before the draft amendment is forwarded to the State Government for final review. Submitters will be advised of the outcome.
