Adelaide's Newest Suburb Set To Soar

A proposed code amendment would increase building heights at Adelaide's newest suburb, Southwark, to unlock the site's full potential as a vibrant residential and mixed-use community close to the CBD.

South Australians are invited to give feedback on the draft Southwark Grounds Code Amendment, which proposes raising maximum building heights from 8 levels to 14 levels on the eastern section and 12 levels across the remainder of the site, with minimum heights ranging from 2-4 levels.

This code amendment complements the Malinauskas Labor Government's commitment to delivering more homes for South Australians, ensuring that housing opportunities can be maximised at this strategic infill site.

The first buyers have already signed on at the Southwark Grounds development, with the ambitious goal of having frames up by the end of 2025 met on the first 17 townhouses.

The project is currently set to deliver up to 1,300 new homes including 20% affordable housing.

Located on the former West End Brewery site, the $1 billion Southwark Grounds development is delivering new homes alongside retail, hospitality and green spaces for community members and visitors to enjoy.

The masterplan targets 30% tree canopy coverage and a 6 Star Green Star Rating, while preserving heritage assets and upgrading the Karrawirra Parri / River Torrens Linear Park. It will also revitalise key heritage assets including the Walkerville Brew Tower, Theberton Cottage foundations, and Riverside Gardens.

Southwark Grounds is identified in the Greater Adelaide Regional Plan as a strategic, priority location for increasing housing density and delivering more homes close to jobs, education and transport.

The development will help meet growing demand for housing in Adelaide, while creating a vibrant, sustainable community that celebrates heritage and green space.

An update to the Airport Building Heights (Regulated) Overlay is also proposed to align with Adelaide Airport requirements.

Public consultation on the draft Southwark Grounds Code Amendment is open now until 20 February.

It is vital that we maximise the potential of this site and ensure that the housing opportunities available at Southwark are completely utilised.
