Burwood North Metro Rezoning to Add 18,000+ Homes

The Minns Labor Government has revealed details of the proposed Burwood North Metro state led rezoning which could unlock up to 18,300 new homes and 3,900 jobs in one of Sydney's most vibrant precincts.

This is a more than 3000 home increase since the rezoning was announced in August last year as detailed planning maximised the areas potential, taking the number of homes, it could enable from 15,000 to 18,300.

The draft plan for the 113-hectare precinct which covers the 800 metres surrounding Burwood North Metro Station which will soon allow commuters to travel to both Sydney's CBD and Parramatta within 10 minutes is on public exhibition so that people can provide their feedback.

Key features of the rezoning proposal include:

  • 5-10% affordable housing in perpetuity
  • building heights of between 8 and 42 storeys
  • better open spaces
  • improved local roads, walking and cycling connections.

This is another example of the Minns Labor Government's ongoing revitalisation of Parramatta Road and delivering homes in communities close to jobs, transport, shops and services, where people want to live.

Burwood is one of Sydney's most popular nightlife spots and was even recently recognised as one of the 'coolest' neighbourhoods in the world by Time Out, thanks to its famous Chinatown Night Markets and great food.

The NSW Government has worked closely with Burwood Council and City of Canda Bay Council to prepare the rezoning proposal, which is being assessed under the State Significant Rezoning Policy.

The draft Burwood North Metro precinct proposal is on public exhibition for 28 days, from 10 March 2026 until 6 April 2026. People are encouraged to submit feedback via the NSW Planning portal.

This is just one of 68 State-led Rezonings happening around NSW which will unlock more than 236,000 homes and 167,000 jobs.

Minister for Planning and Public Spaces, Paul Scully said:

"The Burwood North rezoning proposal allows for more than 18,000 new homes and nearly 4000 jobs in a thriving neighbourhood close to world class public transport.

"Burwood already ranks as one of world's best neighbourhoods and with both the Sydney CBD and Parramatta set to be a quick 10-minute trip from the new Burwood North Metro station it's a no brainer to support its continued growth.

"This is another example of the Minns Labor Government balancing vibrancy, infrastructure delivery and housing growth to support a healthy and vibrant communities."

Member for Strathfield, Jason Yat-Sen Li said:
