Council Seeks Proposals to Revamp Ball Park Caravan

Federation Council has officially opened an Expression of Interest (EOI) process, inviting experienced developers and holiday park operators to lead in the major re-development and long-term management of the iconic Ball Park Caravan Park in Corowa, NSW.

Positioned in a prime absolute-waterfront location on the banks of the Murray River, the park is one of the region's most significant tourism assets. The EOI (Reference: 2026-305) represents a unique, blank-canvas opportunity to modernise the site, elevate the visitor experience, and solidify Corowa as a premier drive-market destination.

Federation Council Mayor, Cr Cheryl Cook said the launch of the EOI marks a thrilling new chapter for local tourism and economic growth.

"Ball Park Caravan Park has been a cherished holiday destination for generations of families, but the time has come to unlock its true potential," Mayor Cook said.

"We are looking for a visionary partner with the commercial expertise and creative drive to transform this incredible Murray River site into a state-of-the-art, high-quality holiday precinct."

The Council is seeking submissions from operators or consortiums with a proven track record in master planning, modern infrastructure deployment, and first-class facility management.

"This is a rare opportunity to shape the future of Murray River tourism," Mayor Cook said. "Whether it's introducing innovative accommodation options, premium eco-cabins, or enhanced family amenities, Council is eager to see proposals that respect our beautiful natural environment while injecting new vibrant energy into our visitor economy. The flow-on benefits for our local businesses, cafes, and retail shops will be substantial."
