The Cook Government today has announced that Mirvac is the preferred proponent to partner with DevelopmentWA to deliver the first precinct of a 4,000 residential lot development in Karnup.
Located 50 kilometres south of Perth, 15 kilometres from the Rockingham town centre, the 484-hectare master-planned community is designed to meet growing housing demand in Perth's southern suburbs.
Once fully developed, Karnup is expected to deliver more than 4,000 new homes for 10,400 residents over the next 20 years, including primary schools, a high school, district and local retail centres, landscaped parklands, and upgrades to surrounding roads.
DevelopmentWA and Mirvac will now work together to finalise commercial details of a partnering agreement by mid-2026.
The initial precinct is expected to provide over 1,500 homesites, with one in seven homes allocated for social housing.
As stated by Planning and Lands Minister John Carey:

"These developments form part of our government's long-term plan to maintain a steady pipeline of land supply, and ensure communities are well-planned into the future.
"Karnup has long been identified for urban development under metropolitan planning frameworks and is being brought forward to meet growing housing demand.
"This project will deliver thousands of new homes and local jobs, and Mirvac's involvement shows confidence in the region's long-term potential."
