The Palaszczuk Government has commenced the second expression of interest process for development sites on the iconic Gold Coast Spit.
Minister for State Development Cameron Dick said opening up further development opportunities in the Village Centre North precinct for long-term lease would enable the vision of the master plan to be realised.
“Releasing more development opportunities is an exciting part of The Spit master plan and will unlock thousands of job opportunities on the Gold Coast,” Mr Dick said.
“My department has already fielded approaches from a number of proponents eager to deliver on the potential of these sites.
“This demonstrates the level of interest in these sites and their potential to support projects which will generate jobs for Gold Coasters.
“In line with the master plan outcomes, any development on the site will have a maximum height limit of three storeys and 15 metres.”
Mr Dick said the expression of interest campaign will remain open until 2 April 2020 and would again be handled by CBRE Gold Coast.
CBRE Hotels National Director Wayne Bunz said it’s one of the most exciting waterfront resort and hospitality development opportunities in Australia.
“It is exceptional to find a 4.42-hectare development site with an adjoining 1.97-hectare seabed lease in such an iconic tourism destination,” Mr Bunz said.
“This precinct will complement the adjacent high-quality developments recognising Indigenous cultural connections and reinforcing the Gold Coast’s positioning as Australia’s premier tourism destination.”
Mr Dick said The Spit master plan detailed a strong vision for how this area could be developed, however, if someone put forward a striking idea that was consistent with the plan and the planning guidelines, it would be considered.
“The release again demonstrates the Queensland Government’s ongoing commitment to implementing The Spit master plan,” he said.
“We are delivering a plan with a cohesive, agreed-upon vision for the area that will unlock private and public investment while ensuring the protection and enhancement of public open space.”

“Development on these sites will strengthen that allure and confirm its place in the area’s wide range of world-class tourism offerings.”
This release follows the campaign for the 9858-square-metre-site with a marina allotment in the Village Centre South precinct, adjacent to Mariner’s Cove Marina.
Since opening 28 January 2020 there’s been a strong response, with more than 120 registrations on QTenders.
Expressions of interest are due to close 5 March, so time is running out for developers to submit their responses.
The Queensland Government is working with council to deliver amendments to the Gold Coast City Plan to ensure the undeveloped state-owned land releases are appropriately zoned in line with the master plan and given an appropriate assessment pathway.
