Leeton Council OKs 31-Lot Subdivision

At its April 2023 Ordinary Council meeting, Council approved a Clause 4.6 Exception to the Development Standards of the Leeton Local Environmental Plan 2014 which will pave the way for a subdivision to create 31 new lots at Lot 203, DP 751742, 98 Cassia Road in Leeton.

The approval allows 18 of the 31 lots to be below the minimum lot size of 1,200m2 (for R2 Low Density Residential Zoning). The 31 lots vary between 1,017m2 and 1,481m2. The lot size variation was proposed after deeming the compliance with the standard unnecessary in this instance. Nearby R2 zoned land comprises land that is also under the minimum lot size or well above the minimum for R1 General Residential Zoning of 750m2.

Council's Manager Planning, Building & Health, Francois Van Der Berg, said strict compliance would have hindered the objectives of the proposed subdivision and development standard.

"The design of this new subdivision provides improved capability for park lands and social amenity, due to the size of the retention basin proposed to be built within the centre of this development."

"The aesthetics of the subdivision will be enhanced by providing a parkland area with a playground and BBQ facilities," he said.

Mayor Cr Tony Reneker is pleased to see more housing development in Leeton.

"Leeton is in desperate need of new housing with demand outpacing supply. This new subdivision was designed with families in mind and will provide quality new homes to help address this critical supply shortage," he said.

Development consent, with conditions, has yet to be issued and will be done under delegation now that Council has agreed to vary the lot sizes on this occasion.
