Poor maintenance exposing non-compliant roofing

The VBA receives a high volume of complaints about non-compliant roofing, which can be exposed when a lack of maintenance results in water ingress.

Licensed plumbers often identify a lack of maintenance as the sole cause of water ingress. Poor maintenance does not exempt a licensed plumber from their obligation to rectify a non-compliant installation, which can be identified in a report obtained by the property owner.

A frequent cause is non-compliant overflow provision for box and eaves gutters. Licensed plumbers should ensure installations meet the performance requirements of the National Construction Code:

Extracts below from AS/NZS 3500.3:2018:

  1. Box gutter systems shall incorporate overflow devices, as per Clause 3.7.7 AS/NZS 3500.3:2018.

The consequences of not doing so can be costly, regardless of whether poor maintenance triggered the problem.
