Council owned land at 232 Ashfords Road, Gregadoo, will be sold to CDC Data Centres Pty Ltd following the endorsement of the sale by Council at its 12 October meeting.
Originally earmarked for future waste management, the site's value was recognised by CDC for its proximity to key energy infrastructure.
CDC has proposed the development of a data centre, which will be assessed by the NSW Government through the State Significant Development process.
Mayor of the City of Wagga Wagga Councillor Dallas Tout says that Council made a decision on the sale of the land only.
"This was a commercial arrangement in regard to the sale. Any decision on the proposed development itself will be made through the State Significant Development assessment process," Cr Tout said.
The sale of land will be conditional on Council and CDC entering into a binding agreement requiring CDC to provide community benefits equivalent to at least one per cent of the estimated $15 billion development cost.

Subject to the data centre being approved, this commitment could deliver $150 million in community infrastructure and public benefits over the life of the project.
CDC has also proposed a further $75 million for community initiatives to support local priorities including housing, sport and recreation, arts and culture, education and skills, workforce development, environmental improvements and community infrastructure.
"The potential economic benefit for the community, if it reaches its full development, could be around $225 million dollars," Cr Tout said.
Council acknowledges that ongoing community consultation will be critical to informing the planning and development of the project and any community benefit initiatives.
