The Crisafulli Government is continuing to unlock housing supply quickly across Queensland, with the next round of the Residential Activation Fund set to accelerate more than 3,700 new homes on the Sunshine Coast.
As part of Round 2 of the Residential Activation Fund, the Crisafulli Government is investing $50.9 million in two projects that will deliver the critical trunk infrastructure needed to unlock land for residential development, helping deliver more homes sooner for Queenslanders.
First, $46.6 million will be invested in the Southern Road Link in Palmview, which will deliver a new major crossing over the Mooloolah River, improving access between Palmview and Caloundra.
The project includes construction of a new sub-arterial road, including a bridge with a cycle lane, shared path and intersection to support new residential development in Palmview.
The Crisafulli Government is also investing $4.3 million for the School Road Trunk Stormwater Upgrade in Maroochydore, which will deliver stormwater infrastructure including pipeline and box culverts for new homes in Maroochydore.
Across Rounds 1 and 2, this extra funding now represents an almost $138 million investment on the Sunshine Coast, across four projects, unlocking more than 5,550 new places to call home.
The Residential Activation Fund is a key pillar of the Crisafulli Government's plan to unlock housing supply by investing in enabling infrastructure that brings forward new residential development across Queensland.
The award-winning Residential Activation Fund has now unlocked capacity for more than 100,000 homes statewide, helping deliver a place to call home for more Queenslanders.
The Residential Activation Fund is just one of the Crisafulli Government's range of initiatives delivering a place to call home for more Queenslanders, including:
- More than $2 billion in joint Federal and State funding to unlock 51,000 homes, including 20,000 for first home buyers.
- Releasing underutilised State land for housing under the landmark Land Activation Program.
- Relief for first homeowners with $30,000 First Home Owner Grants continuing and locked into the Budget.
- Supporting first home buyers by removing stamp duty on new builds.
- Introducing a nation-leading Boost to Buy shared equity scheme to help reduce the deposit gap, with half of the up to 2,000 places reserved for regional Queenslanders.
- Increasing rental availability by lifting subletting restrictions for homebuyers receiving grants and concessions.
- Delivering 1 million homes, including a record pipeline of 53,500 social and community homes by 2044.
Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the investment was a clear demonstration of Crisafulli Government's commitment to building Queensland's future with a place to call home for more Queenslanders.
"The Crisafulli Government's Residential Activation Fund is pulling every lever to increase housing supply, because you can't build homes without the roads, water and sewerage infrastructure to support them.
"After a decade of decline under Labor, we're getting on with the job of delivering the infrastructure needed to unlock new housing opportunities across the State.
"These two projects will unlock more than 3,700 extra places to call home for Queenslanders while supporting growing communities on the Sunshine Coast.
"The Residential Activation Fund has now unlocked more than 100,000 homes across Queensland, demonstrating exactly what's possible when government partners with councils, landowners and developers to remove barriers to housing.
"In less than 18 months, the Crisafulli Government has unlocked more than 100,000 new places to call home after Labor's decade of decline, which saw housing lot approvals slump by 29 per cent, leading to record-low rental vacancy rates, a skyrocketing social housing waitlist and the lowest home ownership rate in the country.
"Availability equals affordability and by ensuring supply is unlocked, while also delivering a record number of social and affordable homes and support for first homebuyers, we're delivering a place to call home for more Queenslanders, and the fresh start we promised them."
Minister for Transport and Main Roads and Member for Buderim Brent Mickelberg said the Southern Road Link was unlocking new housing opportunities while improving transport connections for the growing Palmview community.
"After a decade of Labor failing to plan for Queensland's rapid growth, the Crisafulli Government is investing in the infrastructure needed to unlock more homes and support growing communities," Mr Mickelberg said.
"The Southern Road Link will provide critical road infrastructure to support new housing, while helping unlock commercial development giving families access to essential services, like supermarkets.
"This is exactly what the Residential Activation Fund is designed to do, and exactly what the community in Palmview has been calling out for – we are getting on with removing infrastructure barriers to deliver better communities and get more Queenslanders into their own home."
Minister for Women and Women's Economic Security, Minister for Aboriginal and Torres Strait Islander Partnerships and Minister for Multiculturalism and Member for Maroochydore Fiona Simpson said the School Road Trunk Stormwater Upgrade was providing the essential infrastructure needed to support future housing on the Sunshine Coast.
"Queensland can't build the homes we need without first delivering the infrastructure that makes new development possible, and that's exactly what the Crisafulli Government is doing on the Sunshine Coast," Ms Simpson said.
"This investment will deliver the stormwater infrastructure needed to unlock more housing opportunities in Maroochydore while supporting our growing community.
"After Labor's decade of decline helped create Queensland's housing crisis, but we're getting on with the job of delivering practical infrastructure that paves the way for more homes, more jobs, and a stronger Sunshine Coast economy."
Sunshine Coast Mayor Rosanna Natoli said the funding represented an important investment in the Sunshine Coast's future.
"It's incredibly exciting to see this kind of infrastructure being funded before development - to unlock the homes we so desperately need," Mayor Natoli said.
"As the Sunshine Coast continues to grow, funding like this ensures people can access homes and move around safely and easily on new roads, with all the necessary services under the ground, which also means our lifestyle is protected.
"A key part of this investment will support the continued evolution of Maroochydore as a vibrant city centre, allowing our community to live closer to jobs, transport, services and all that the Sunshine Coast has to offer.
"Council remains committed to advocating for the investment needed to support our growing region and our way of life. We thank the Queensland Government and look forward to continuing this important work together."
AVID CEO Anthony Demiris said the monumental funding was a strong signal of support for development in the region.
"Palmview's road network will be used by more than 13,000 future residents in Harmony alone, as well as those in neighbouring communities visiting friends, family and enjoying its many parks, open spaces and amenities," Mr Demiris said.
