18 Sunvale Avenue, 26 Edith Avenue and 23A Aotea Road, Sandy Bay

The Hobart City Council Planning Authority Committee has approved a development application for dwelling, secondary residence and associated works for 18 Sunvale Avenue, 26 Edith Avenue and 23A Aotea Road, Sandy Bay.

The proposal is for a three-storey dwelling with a separate secondary dwelling and outbuilding. It includes ground floor parking, living areas and bedrooms across the upper levels, and a small secondary dwelling with its own facilities. The site is within a bushfire-prone area, with hazard management extending onto nearby Council-owned land. As works involve Council land, General Manager's Consent has been granted and the application will be determined by Council's Planning Committee.

646A Sandy Bay Road, Sandy Bay

The Hobart City Council Planning Authority Committee has approved a development application for partial change of use to general retail and hire (sauna) and signage for 646A Sandy Bay Road, Sandy Bay.

The proposal will see a temporary mobile sauna to be located on the grassed area at Long Beach, Sandy Bay, near existing car parking and facilities. The timber and Colorbond-clad sauna will be mounted on a trailer and include a change area, seating for up to eight people, and a small rear deck with showers. It will operate on a pre-booked session basis between April and October, with set opening hours and supervision by a trained attendant. Associated signage, seating and minor amenities will be installed during operating hours and removed daily. Water will be supplied and managed on-site, with all wastewater and refuse collected and appropriately disposed of off-site.

Macquarie Point Precinct – Impact Assessment on Road Reserve

Council has been consulted on an Impact Assessment on Road Reserve for bulk earthworks at the Macquarie Point Precinct, prepared by the Macquarie Point Development Corporation and submitted to the Department of State Growth. The independent assessment found the works are unlikely to have any significant impact on the structural integrity of the road reserve, and Council officers are satisfied the report meets the required conditions and support its approval, noting that further assessments will be provided for future stages.

Officer level development applications approved between 27 April and 8 May 2026

Between Hobart City Council Planning Authority Committee meetings, the City's Planning Officers are busy reviewing a range of residential and commercial development applications for Hobart.

Since the last meeting, 16 development applications delegated to council officers were also approved while 12 development applications are currently being advertised.

A reminder that the City has a planner on duty during office hours which members of the community can call through our Customer Services to check to see whether any development or work to a garden will require planning approval.
