The Cook Labor Government is accelerating the supply of social housing by employing new construction methods to slash build times.
DevelopmentWA has completed 10 new social homes in its Champion Lakes estate in only nine months, considerably faster than the Australian average build time of a year.
Built by Dale Alcock Homes and designed by Zest Architects, these homes use a repeatable design and modern construction methods, including prefabricated timber walls and roofs, to fast-track delivery.
The homes include 7 two-bedroom and 3 one-bedroom homes located near local bus routes, as well as the Champion Lakes Shopping centre and schools.
Overall, DevelopmentWA is delivering a pipeline of 81 social homes across six developments, including:
- Mirrabooka, 11 homes will be delivered in November, built by Dale Alcock Projects in seven months;
- Kwinana, eight homes will be delivered in November, built by Highbury Homes in eight months;
- Redcliffe will see eight homes delivered in 2026, built by Summit Homes;
- Hamilton Hill, 12 homes were completed in October 2024 by Dale Alcock Projects in 10 months; and
- in addition, 32 homes will be built in Gosnells will be built by Dale Alcock, with construction starting in 2026.
The Champion Lakes homes have achieved a 7-star NatHERS energy rating, delivering energy-efficient living that reduces power bills for tenants.
They feature angled skillion roofs, dual-tone exteriors, private outdoor areas and landscaped communal spaces that complement the neighbourhood.
Each home features fully electric appliances and energy-saving heat pump hot water systems, with the homes also built to a silver liveable homes standard.
The landscaping has been installed by local Aboriginal business Indigenous Managed Services, using native, easy-care plants.
These single level small grouped social housing developments are funded by the Social and Affordable Housing Investment Fund and delivered on Government owned land in established suburbs and within walking distance to bus routes.
Once complete the ownership of the homes will transfer to the Department of Housing and Works, to operate and maintain, with tenants from the public housing waitlist.
As stated by Planning and Lands and Housing and Works Minister John Carey:
"The Cook Labor Government wants every Western Australian to have a secure home and we continue to think outside the box to deliver more supply, quickly.
"We have invested a record $5.8 billion in housing and homelessness measures since 2021 and continue to work with industry to find new ways to cut construction times."
