While Greater Perth's median house sale price reached $797,000 in July, there are still suburbs where buyers can find value.
Using reiwa.com data for the year to July 2025, we've identified the suburbs with the lowest median house prices.
From established suburbs to coastal and hills locations, these suburbs show there are still opportunities to buy a home at a more accessible price.
10. Camillo
Median house price: $600,000
Camillo is a family-oriented suburb in Perth's south-east, with schools, parks and sporting facilities scattered throughout. The upcoming reopening of the Armadale line will add to its appeal, making the trip to the city much easier. Many of its homes sit on larger blocks, giving families the space to spread out or plan future extensions.
9. Parmelia
Median house price: $600,000
Parmelia, named after the ship that brought settlers to WA in 1829, is known for its wide blocks and 1970s and 80s homes. Its tree-lined streets and roomy yards draw families looking for space without the coastal price tag, while Kwinana's town centre and amenities are only minutes away.

On the doorstep of the Perth Hills, Bellevue offers quick access to hiking trails, nature reserves and the Swan Valley wine region, all just 20 kilometres from the CBD. For buyers who want a quieter lifestyle without losing touch with the city, it's an appealing option.
