Police are investigating a suspicious fire in Williamstown this morning.
Emergency services were called to reports of a fire at a shop on Nelson Place about 3.45am.
Fire crews extinguished the blaze at the unoccupied premises which sustained significant damage.
An adjoining residence above the business was found to be unoccupied at the time.
A crime scene has been established and an arson chemist is expected to attend later this morning.
The investigation is ongoing.
