Public Consultation Opens on Land Use Draft Plan

Central Goldfields Shire Council has announced the draft Maryborough North, Flagstaff and Carisbrook Land Use Framework Plan will be available for public consultation from Monday, 28 July for four weeks.

The Plan sets out a strategic vision for future residential and industrial development and identifies the need to secure sufficient land supply for the Shire's growing population and economy.

The Framework Plan proposes that future residential growth be focused on low-risk locations, particularly elevated land on the western side of Carisbrook, which is largely free from bushfire and flood hazards.

This strategic shift aims to meet housing demand while acknowledging Maryborough's existing environmental constraints such as bushfire risk, flooding and land use buffers. For the township of Maryborough, the Plan focuses on increasing density through infill development within its existing urban footprint, providing diverse housing options.

For industrial development, the Plan recommends consolidating industrial precincts and identifying a new area for rezoning to Industrial 3 Zone in Maryborough North. This initiative aims to address the shortage of smaller industrial lots and leverage areas less suitable for residential expansion, while also enhancing bushfire protection for existing urban areas.

Environmental hazards, including bushfire and flood risks, have been paramount considerations, guiding all recommendations within the Plan.

The draft Framework Plan will be on public exhibition until Tuesday, 26 August. Residents and stakeholders are encouraged to provide their feedback to ensure the plan aligns with community needs and aspirations.

Consultation opportunities will include face-to-face community sessions for Carisbrook/Flagstaff and Maryborough North as well as an open session. There will also be direct correspondence to relevant landholders.

The Plan, along with the Urban Residential Land Opportunity Study, will be available for review on Council's engagement website.
