  • The Crisafulli Government is delivering a fresh start with a plan for Queensland's future.

The Crisafulli Government has delivered a landmark decision in the revitalisation of one of the Gold Coast's most iconic gateways, with development rights awarded for a $100 million mixed-use residential development on The Spit.

The decision paves the way for local developer Ignite Projects to deliver the mixed-use development at the Southern Gateway site at the southern end of The Spit, which will include 27 residential apartments with food and drink outlets and a commercial marina with up to 18 berths.

The community will benefit from $2.7 million in public realm upgrades, with adjoining land to be transformed into public parkland, including pedestrian and cyclist connections, public car parking and playground, turning this gateway to The Spit into a public and welcoming place to enjoy the Broadwater.

Deputy Premier and Minister for State Development, Infrastructure and Planning, Jarrod Bleijie, said this project demonstrated the type of private investment the Crisafulli Government was delivering for Queensland.

"Labor sat on this land for a decade with a set-and-forget attitude, leaving it to languish while the Gold Coast waited for action," Deputy Premier Bleijie said.

"The Crisafulli Government has drawn a line in the sand. We're not just talking about the land's potential, we're delivering on it.

"The Gold Coast now has a Government that will unlock The Spit and finally deliver jobs, tourism and enhance liveability in a high-profile coastal location and revitalise underutilised land for the community to enjoy.

"I congratulate Ignite Projects on being successful in this process and look forward to seeing this exciting development progress through the next stages of development approval and delivery.

"Guided by the community-informed Spit Master Plan, this Government is securing a strong pipeline of jobs and investment for the Gold Coast, while ensuring the protection and enhancement of the iconic peninsula."

Member for Surfers Paradise John-Paul Langbroek said the Crisafulli Government was delivering for the Gold Coast. "This plan is a game changer and it sends a clear message that Queensland is open for business," Mr Langbroek said. "After 10 years of decline under Labor, the Crisafulli Government is delivering after just 10 months."

Ignite Projects founder and director Josh Foote, said he was delighted the company had been selected to deliver the Southern Gateway site, which would showcase a contemporary design by Contreras Earl Architects.

"Ignite Projects has a strong track record of delivering award-winning residential projects on the Gold Coast, and we are proud to bring that experience to this iconic and well-loved location," Mr Foote said.

"Our vision is for a sophisticated residential and retail precinct that provides vibrant public spaces and complements the natural beauty of the area, with lush greenery and nature-inspired design features.

"This project is an exciting opportunity to play our part in enhancing The Spit, and we look forward to commencing construction in 2026."

Southern Gateway is the third development agreement reached under The Spit Master Plan, which is delivering projects and releasing undeveloped land for new development opportunities.

Gordon Corporation's Mantaray project is currently under construction while Peter's Fish Market has secured development approval and will commence early works shortly, prior to construction commencement later in the year.

Ignite Projects development includes:

  • 27 residential apartments with food and drinks outlets
  • An associated commercial marina with at least 18 berths
  • Improvements to adjoining parkland including a boardwalk, vegetation improvements, car park and public seating areas
