Residential Fund to Unlock 1,800 Maroochydore Homes

The Crisafulli Government will fast-track the delivery of more than 1,800 homes in Maroochydore, with construction of critical trunk infrastructure accelerated under the landmark $2 billion Residential Activation Fund.  

The Fund will provide a $82.9 million boost towards the $142.7 million project to support the ongoing development of the Maroochydore CBD precinct. 

This project will unlock and accelerate residential development in the eastern precinct of the Maroochydore City Centre, for more than 1,800 apartments.

The project scope includes the extension of First Avenue to Dalton Drive, as well as an upgrade to a section of Maud Street.

The $2 billion Residential Activation Fund has received 178 submissions – 64 from South East Queensland and 114 from regional, rural, and remote Queensland.

The Crisafulli Government's 2025-26 Budget is delivering up to $1 billion for round one of the Residential Activation Fund, doubled from the original $500 million, in response to the overwhelming support and availability of shovel-ready projects.

Round one funding focuses on the construction of critical trunk infrastructure needed such as water supply, sewerage, stormwater, and roads needed to unlock new residential developments and ease Labor's Housing Crisis.

The $2 billion Residential Activation Fund is a key pillar of the Crisafulli Government's Securing Our Housing Foundations Plan and is breaking down the barriers for infill and greenfield developments.

The Fund will deliver a place to call home for more Queenslanders and support one million new homes by 2044 with at least 50 per cent of the overall funding to be invested in regional, rural and remote Queensland.

Deputy Premier and Minister for State Development, Infrastructure and Planning, Jarrod Bleijie, said the Residential Activation Fund was set to unlock thousands of new homes across Queensland.

"The Crisafulli Government is delivering on our election commitment to give more Queenslanders a place to call home by funding shovel-ready projects which will unlock more than 1,800 new homes and deliver critical trunk infrastructure within the Maroochydore CBD," the Deputy Premier said.

"This project will transform the housing landscape on the Sunshine Coast and give more Queenslanders a place to call home.

"Partnering with Sunshine Coast Council to unlock this critical infrastructure will deliver more homes sooner.

"The Residential Activation Fund is just one way the Crisafulli Government is creating jobs, unlocking housing and ensuring that Queensland continues to grow ahead of 2032 and beyond."

Sunshine Coast Mayor Rosanna Natoli thanked the Crisafulli Government for its landmark investment in the region.

"This is a big win for Maroochydore and Sunshine Coast Council," Mayor Natoli said.

"The housing crisis is having a real impact on people's lives and in our community – whether that's people struggling to find homes at an affordable rate or businesses, struggling to attract and retain employees.

"We are really pleased to have received funding under the Residential Activation Fund and to be working with the Deputy Premier, Minister Simpson and the Crisafulli Government to get new homes delivered across our region."

Member for Maroochydore Fiona Simpson said the answer to Labor's housing crisis was supply, supply, supply.

"Through this infrastructure fund, the Crisafulli Government is ramping up new housing supply and giving more Queenslanders a place to call home, unlike the Palaszczuk-Miles Labor Government which overlooked the Sunshine Coast," Ms Simpson said.

"The Crisafulli Government is committed to helping more Queenslanders realise the dream of owning their own home, and the Residential Activation Fund is a significant step in the right direction."
