Adoption of amendments to North Kellyville Precinct DCP

Adoption of amendments to North Kellyville Precinct Development Control Plan (DCP) 2018 relating to creation of battle-axe lots for certain development (3/2021/PLP).

At its meeting of 22 February 2022, Council resolved to adopt draft amendments to the North Kellyville Precinct Development Control Plan 2018 to include a development control that limits the creation of battle-axe lots for future development applications applying to land at 9 Palaran Avenue, North Kellyville (Lot 3 DP 249675).

The amendments (to Section 3.6.2 Battle-axe Lots) have been prepared in association with a planning proposal (3/2021/PLP) to rezone part of the site from E4 Environmental Living to R2 Low Density Residential and reduce the minimum lot size from 4,000m2 to 600m2 to facilitate a 7-lot subdivision.

The amendment will reinforce the indicative subdivision layout submitted as part of the planning proposal and ensure the orderly development of the site and a high quality streetscape and character outcome by limiting the creation of battle-axe allotments in any future development application. The amendment to the DCP will come into force on the date that the associated planning proposal (3/2021/PLP) is notified on the NSW Legislation Website.
