Sufficient documentation informs compliant work
The Building Documentation Audit Program has identified that building practitioners rely heavily on general notes and references to the NCC and relevant Standards, particularly regarding pliable building membranes.
This does not demonstrate compliance or address site-specific details and should not be relied upon.
Including specific details, schedules and/or specifications in design documentation in accordance with the NCC will ensure the relevant building surveyor is equipped to make informed building permit application assessments.
It also means builders are provided with all the information they need to correctly select and install the required pliable building membrane. Examples of how the information may be presented include, but is not limited to:
- Wall sections/details
- Wall schedules
- Detailed notes specifying product name, vapour classification, installation method etc
- Product Technical Statements or test reports
- Manufacturer's specifications and installation guides.
Further guidance about the relevant condensation management NCC clauses and Australian Standards can be found in Practice Note GE 15 Condensation Management .
