BCM signs as anchor tenant at Dynamic One Building at TMC Helix Park

Texas Medical Center (TMC) and Beacon Capital Partners (Beacon) announced today that Baylor College of Medicine (BCM) will serve as an anchor tenant of the Dynamic One building at TMC Helix Park. Dynamic One, the first of four TMC Helix Park industry buildings, developed by Beacon in collaboration with Zoë Life Science, topped off the North Tower in December 2022 with a scheduled Q4 2023 opening.

The North Tower of Dynamic One is an integral component of TMC Helix Park, a world-class life science campus that will unite the best minds in medicine, science, academia, and commerce. Currently under construction, TMC Helix Park will include more than 5 million-square-feet of developed space across 37-acres, with more than 18-acres of public green space. In addition to Dynamic One, Helix Park will welcome the opening of the TMC3 Collaborative Building, a leading-edge joint research facility, in 2023.

Dynamic One will deliver on Beacon's promise to create an inspiring discovery space that also includes hospitality, programming, retail, and amenities. The 355,000-square-foot building will blend commercial life sciences and curated retail with affiliated academic and healthcare institutions, creating space to push the boundaries of human potential.

As an anchor tenant of Dynamic One, Baylor College of Medicine will lease 114,000 square-feet of lab and office space, increasing the depth and breadth of its research capacity. Baylor's goal with this expansion is to concentrate highly innovative labs, focused on novel diagnostics and therapeutics for instance, with space to house start-up companies. Baylor is the No. 1 NIH-funded institution in the TMC and in the State of Texas and Baylor's goal is to continue to grow its research portfolio, industry partnerships and collaborations, as well as entice newcomers to join in the life sciences growth in Houston.
