Council Approves 225 New Lots For Monarch's Rise

Port Stephens Council has recently approved a development application for 225 new residential lots at The Monarch's Rise Estate in Kings Hill West, marking a significant milestone for the region's future housing supply.

This latest approval brings the total to 325 residential lots for precincts 1 and 2 at Monarch's Rise. The developer, McCloy Group, has since lodged another application for a further 470 lots, which will bring the total to 800 diverse homes for our community.

The project is a major part of the long-awaited Monarch's Rise project, the largest urban release area in Port Stephens, which is now becoming a reality.

Supporting housing diversity and growth

The Monarch's Rise subdivision is designed to support housing diversity, offering a mix of housing types and varying lot sizes. This aligns with Council's long-term plan to ensure there are enough homes for everyone moving to the area over the next 20 years.

Council is currently approving development applications faster than any other area in the Hunter, having approved over 660 new residential dwellings in the past 12 months.

By getting these lots ready now, Council is ensuring young families and first-home buyers have the opportunity to buy land within their own community. The estate's location also provides excellent connectivity for the local workforce, with access to major employment hubs, including the airport and the RAAF base.

Commitment to conservation

While the development provides essential housing, it also focuses on protecting the local environment. Over 50% of the Monarch's Rise site will be preserved for conservation, including a 71-hectare conservation area.

To support local biodiversity, 2,500 native trees will be planted, with 1,250 specifically designated as koala habitat on previously disturbed farming land. Council and the McCloy Group have worked closely with local community groups to ensure the subdivision protects the biodiversity of Monarchs Hill and maintains vital wildlife corridors.

The subdivision was also redesigned during the assessment process to specifically avoid high-value koala habitat.

A bright future for Monarch's Rise

The broader Monarch's Rise Estate (precincts 1-4) is set to become a premier destination for the community, including land for housing, schools, a town centre, and recreation hubs.
