The McGowan Labor Government has opened an expression of interest (EOI) process calling for innovative development proposals to kickstart its landmark Housing Diversity Pipeline.
Following a successful registration of interest process earlier this year, nine State Government-owned landholdings are being released to the market for proposals that will deliver more social housing and increase housing choices for Western Australians.
Including a 2,000 square metre site in the Busselton city centre and eight ideally-located sites across metropolitan Perth, the EOI calls on proponents to submit their solutions to create a future pipeline of new housing stock.
The largest of the metropolitan sites is just over 24,000sqm and is one of two development opportunities in Kelmscott, just a short walk from the train station. At just over 13,000sqm each, sites in East Perth and Redcliffe also benefit from close proximity to existing and new train stations.
The remaining four sites are located on Thomas Street in West Perth, and other locations in East Fremantle, Cannington and South Perth.
Proposals are sought for residential developments on one or more of the identified sites that optimise use of the land, incorporate social housing, provide sustainable and accessible housing, and contribute to the creation of liveable, inclusive and connected communities.
Project delivery methods may include long-term ground leases, partnership models, and design and construct models for either build-to-rent or build-to-sell housing. Respondents can propose their preferred model of housing development, which must include a minimum of 20 per cent in social housing dwellings delivered across the total development.
The Housing Diversity Pipeline is part of the McGowan Government's $2.4 billion, four-year investment in social housing and homelessness measures in WA, and includes the delivery of 3,300 new homes.
State Government land is being unlocked for release to market, creating a pipeline of housing developments to address the demand for social housing and meet the future housing demands of the WA community.

The Government plans to release further tranches to market in the near future.

"Proponents should detail specific solutions for delivering housing on these nine sites that will meet our requirement for a minimum of 20 per cent social housing across the total development.
"By encouraging alternate delivery models, new housing construction methods and financial incentives, the McGowan Government is stimulating investment from the private sector to create a pipeline of diverse housing choice for years to come.
"We are supporting new housing development through a range of measures including tax incentives, stamp duty rebates and facilitating land supply through our Housing Diversity Pipeline.
"Our Government is doing all it can to boost social housing across the State and breaking away from traditional approaches to housing development so that we can deliver better housing outcomes for Western Australians."

"There is a long-term need for more housing diversity in Western Australia, and the release of these nine sites through an Expression of Interest process will help to drive development of diverse, mixed-tenure residential housing.
"Many of the sites are close to transport corridors and METRONET projects such as the soon to be opened Redcliffe Train Station, which is critical because we want to create well-connected, vibrant communities.
"During the initial ROI process, there was strong interest in these sites, so I am confident we will see some fantastic development ideas put forward that will deliver more affordable housing options for our community.
"The Housing Diversity Pipeline will create a long-term pipeline of new developments that will not only ensure we meet the future housing demands of our growing population, but also ensure jobs for the construction industry when the current development boom eases."
