Orange City Council is seeking 'Expressions of Interest' (EOI) to develop the Ophir Car Park site.

The site is situated at 163 Lords Place, Orange (Lot 1 DP444729 and Lot 1 DP409517), one block south of Orange's Summer Street retail precinct. The opportunity has substantial scope to capitalise on the city's burgeoning population growth, diverse economy, and vibrant culture.

Successful proposals will service the needs of the local and wider community, is intended to double the current level of public car parking available in Ophir Car Park, as well as provide increased parking spaces proportionate to the increased patronage brought from any proposed commercial development.

Council is eager to see creative use of the space that generates shared value for both the developer and the community.

Site Details:

Unique flat rectangular site of 11,362m2, currently used as an open public carpark with 215 parking spaces.

Zoned as B3 (Commercial Core) - which provides a wide range of development options, approved up to 16 metres high or 4 storeys.

Potential developments (with Council consent) include but are not limited to commercial premises, community facilities, retail or office space, mixed-use centre with entertainment facility, or motel or serviced apartment accommodation.

Location Details:

Centrally located on the corner of Kite Street and Lords Place in the CBD, near local parks, retail arcades, public amenities, theatre, art galleries, cafes, restaurants, service businesses, with convenient public transport connectivity (nearby bus and train).

Orange City Council have engaged JPAbusiness Pty Ltd (JPAbusiness, Licence No. 1710192) to manage the Expressions of Interest (EOI) process on their behalf. The formal Expression of Interest process will commence in early February 2023.
