Mandurah has emerged as Perth's most affordable suburb for house rentals, with a median weekly rent of $540 in the three months to April 2026.
That is $190 below Greater Perth's median weekly house rent of $730.
REIWA data shows Perth's most affordable rental suburbs were largely concentrated in the Peel region and southern coastal corridor, with Mandurah, Rockingham and surrounding suburbs dominating the list.
These suburbs may have recorded the lowest median rents, but they are not the only places prospective tenants can find cheaper rentals. As the median is the middle point, half of houses in any suburb will lease below the suburb median, depending on size, condition, location and features.
From Two Rocks in the north to Mandurah in the south, we look at the suburbs where median house rents were significantly lower than the Greater Perth median.

Mandurah tops the list with the lowest median weekly house rent, but it also offers more than a lower price point. With beaches, the estuary, shops, cafes, health services and the train line, it gives tenants access to coastal living without losing the everyday services of a larger centre.

Dudley Park offers the laid-back Peel lifestyle close to Mandurah's key amenities. It sits along the Peel-Harvey Estuary, around five minutes from the Mandurah foreshore and Mandurah Forum, with access to schools, transport links and Forrest Highway, making it a practical option for tenants who want the Mandurah lifestyle in a quieter pocket.
