- Land unlocked in Perth's northern corridor to boost housing supply
- Planning for essential services and infrastructure underway
- Government partnering with industry to unlock 50,000 homes over the coming decades in East Wanneroo
The Cook Government's long-term plan to unlock land for thousands of new homes in Perth's north is being realised with the approval of three local structure plans set to kick-start development in the key growth corridor.
Three precincts within the State Government's East Wanneroo District Structure Plan area have recently been approved for delivery by the Western Australian Planning Commission.
The strategic collaboration between the State Government, local government and industry provides a co-ordinated blueprint for sustainable development in East Wanneroo.
The structure plan will unlock more than 8,000 hectares of land across the major northern suburbs growth corridor which will be released for development over the next 50 years.
It will make way for up to 50,000 new homes for 150,000 people across Wanneroo, Mariginiup, Gnangara, Jandabup and Pinjar.
The structure plan is divided into 28 precincts, with local structure plans supporting the provision of amenities and infrastructure for future communities.
Work on the first of these precincts in Mariginiup is now underway, which is set to deliver more than 2,000 new homes across 123 hectares.
Stockland's Grevillea estate will include a mix of housing types from traditional family-sized blocks to townhouse style homes.
The community will eventually be serviced by new schools, a neighbourhood shopping centre, and the future Mariginiup station.
Precincts have been designed to ensure access to public open space, through a mix of parks, playing fields and natural bushland, with important environmental assets to be preserved.
Stockland's initial subdivision will see around 180 lots delivered, with lots expected to go on sale later in 2025.
A district-wide infrastructure contribution plan is being prepared to set out timeframes for the delivery of arterial roads, district-level community facilities and groundwater management systems to support the growing community.
As stated by Premier Roger Cook:
"Our government is committed to ensuring every Western Australian has a home.
"WA's economy is the envy of the nation, and we are working hard to ensure we can deliver the land and housing supply needed for our growing population.
"By partnering with industry, we are supporting the strategic delivery of thousands of new homes in our fast-growing northern suburbs.
"We are planning for the future to ensure these new neighbourhoods will have access to the services and community infrastructure they need to thrive."
As stated by Planning and Lands Minister John Carey:
"Our government is doing everything it can to accelerate housing supply - including streamlining planning processes, supporting urban infill, and identifying and unlocking land for new greenfield estates.
"Today marks an exciting milestone, as our strategic vision to unlock land across East Wanneroo begins to rollout, with three precincts approved for subdivision and works underway on Stockland's Grevillea estate.
"This will deliver thousands of new homes for families within 25 kilometres of the CBD.
"The staged provision of infrastructure will ensure that future communities have access to essential services, local amenities and community infrastructure such as schools, shops, and transport links.
"Central to this long-term plan is ensuring that development complements the character of the region by providing for parks, public open space and natural bushland."
As stated by Wanneroo MLA Sabine Winton:
"Our government is partnering with local government and industry to increase housing options and deliver a well-planned future for neighbourhoods in Wanneroo.
"The plan for East Wanneroo incorporates all of the essential elements of a new community, including district centres and regional playing fields, lots of parkland and open space, future schools and transport connections."
