Potential for up to 76,000 new homes with resolution of Planning Investigation Areas

  • Planning Minister Rita Saffioti has announced the intended future use of large sections of land across the Perth and Peel region, with the release of outcomes for a range of sites previously designated as Planning Investigation Areas (PIAs) in the Perth and [email protected] sub-regional planning frameworks.

    The outcomes include land being designated for future residential development, industry and environmental protection.

    Outcomes for 13 of the 15 PIAs identified as part of the Perth and [email protected] have been resolved, with the remaining two requiring further investigation.

    In selected suburbs across the Perth and Peel region, large expanses of private and Government-owned land have been determined as suitable for future residential and other urban uses.

    This includes 5,600 hectares of land in North Ballajura (Hepburn Avenue - West), Maida Vale, East of Kwinana and Pinjarra Ravenswood planning investigation areas which are well located to create new communities and deliver up to 76,000 new homes.

    Work is also progressing to create the first stage of a Class A Reserve at Cape Peron - the outcome of another planning investigation area, and work is continuing on the second phase of a sustainability and tourism strategy for Pickering Brook and surrounds.

    Resolution of some final planning matters for land in North Bennett Springs, around Marshall Road, informing the preferred land use outcome will be confirmed in the coming weeks.

    Three other planning investigation areas were addressed as part of the East Wanneroo District Structure Plan released in August 2021, with work progressing on the two remaining planning investigation areas on the Jandakot and Gnangara water mounds.

    As stated by Planning Minister Rita Saffioti:

    "We've undertaken considerable work to understand the key considerations, constraints and future opportunities for this land, and provide certainty to landowners and the community.

    "We must consider more opportunities to maximise the consolidation of future urban development within the bounds of our metropolitan area, preventing further urban sprawl and ensuring that we capitalise on the connectivity that the METRONET program is delivering across Perth.

    "In Cape Peron and Pickering Brook, we have worked very closely with community representatives and the respective local governments to ensure that future planning and development outcomes in these locations protects the unique environmental and tourism values.

    "I am pleased to release the outcomes of these planning investigations which are the result of detailed and considered investigation by the Western Australian Planning Commission and which I know will be welcomed by local governments and landowners alike."
