The Albanese and Cook Labor Governments are progressing the delivery of a new 50-dwelling build-to-rent project opposite the new METRONET Nicholson Road Station, with a builder now appointed.
ABN Residential has been engaged to deliver a mix of one, two and three-bedroom social and affordable homes to help meet growing demand for housing in Perth's south.
Funded through round two of the Housing Australia Future Fund (HAFF), the nearly $33 million project will transform 8,569 square metres of underutilised State-owned land on Tulloch Way into a modern, medium-density housing development.
The Tulloch Way project was identified as part of the Cook Government's Housing Diversity Pipeline , which is focused on unlocking underutilised government land to deliver more housing.
It will deliver a mix of 19 affordable rentals and 31 social homes, which will be managed by a community housing provider.
Located opposite the new METRONET Nicholson Road Station, the development will provide residents with direct access to the Thornlie-Cockburn line.
All homes will be built to Silver Level Liveable Housing Australia standards, ensuring improved accessibility and adaptability for residents over time.
Upon completion, the development will receive ongoing availability payments for a period of 25 years through the Federal Government's HAFF.
The Cook Labor Government is investing an additional $1.5 billion through the 2026-27 State Budget to deliver more social and affordable homes across Western Australia.
As stated by Transport and Major Infrastructure Minister Rita Saffioti:
"The Cook Labor Government is delivering one of the biggest social and affordable housing programs in Western Australia's history, backed by an additional $1.5 billion investment in our recent State Budget.
"Build-to-rent projects like these are delivering more homes for Western Australians who need them most, close to quality public transport, services and job opportunities.
"By delivering more homes around METRONET stations like Nicholson Road, we're building more vibrant and better-connected communities across our suburbs."
As stated by Housing and Works Minister John Carey:
"The Cook Labor Government is backing an unprecedented number of build-to-rent projects and it's great to see this development in Perth's southern suburbs reach an important milestone.
"The appointment of ABN Residential is a step towards creating 50 new homes, right near the new Nicholson Road Station.
"This project also demonstrates our commitment to identifying government-land for new housing through the HDP.
"It's part of a record $10.8 billion investment in housing since 2021, with thousands of social homes and affordable rentals in the pipeline.
