Market Interest Fuels Bright Future for Ball Park Caravan

Federation Council is moving forward with its vision to transform the Ball Park Caravan Park in Corowa into a premier tourism destination following strong initial interest from the commercial holiday park sector. Council has received a formal progress update on the active Expressions of Interest (EOI) process (Reference: EOI 2026-305) for the re-development and long-term management of the site.

The EOI campaign launched on May 15, 2026, via the e-Procure portal. Market engagement has been highly encouraging, with 14 individuals or companies formally downloading the procurement documentation. A formal site inspection and briefing conducted on 3 June, 2026, drew seven industry representatives from four distinct commercial entities, signalling strong intent to submit formal proposals.

To secure a visionary partner capable of delivering significant private capital investment, Council intends to offer a 21-year lease, with the potential to extend up to 30 years subject to NSW Ministerial approval. Proactive due diligence is already underway, with specialist consultant Landsas engaged to concurrently prepare the site's Plan of Management and undertake the required Native Title Assessment to eliminate future regulatory delays.

Federation Council Mayor Cheryl Cook said the strong turnout at our recent site inspections confirms that the market views Ball park Caravan Park as a premier commercial opportunity.

"Our objective is to attract a partner who will inject private capital to upgrade ageing infrastructure and introduce modern, high-quality accommodation styles that will ultimately boost regional tourism," Mayor Cook said.

Following the closure of the EOI phrase, Council staff will evaluate submissions to establish a shortlist of proponents who will be invited to submit detailed proposals. A formal evaluation report is scheduled to be presented to the Ordinary Council Meeting on Tuesday 21 July, 2026.
